THE SITE
Set on a wooded hillside between Lakes Schryer and Caron, the property comprises 2 lots, including 2 waterfront with the bed of Lake Schryer, which is owned by the sellers. With only one neighbour and a cul-de-sac location, the property offers considerable privacy. The turret overlooks the surrounding mountains and landscape; in winter, four lakes are visible. Access points to both lakes could potentially be created, subject to the required approvals. Chemin des Parulines is well maintained, and Chemin des Pinsons was rebuilt in late 2025. Autoroute 15 is approximately 11--12 minutes away, with several services nearby.
THE HOUSE
Built on exposed bedrock, the house features rounded forms reminiscent of certain Mid-Century designs and Miami Art Deco architecture. A large central stone wall extends through all three levels and incorporates two fireplaces, one propane and one wood-burning. Together with their chimneys, they help distribute heat through the centre of the house, complemented by electric heating and a central heat pump. Propane supplies the fireplace, stove and barbecue.
The primary bedroom can easily be reconfigured. It includes two walk-in closets, two heating zones, two electrical zones, two doors and several windows. Several insulated glass units (Thermos) have been replaced; the windows themselves have not. A cedar closet is located in the basement.
The house includes several home-automation features for lighting, as well as a hardwired alarm system that has never been activated by the owners.
BASEMENT & MECHANICAL
The basement offers generous storage and workshop space, with water and sewer connections. An existing cold room could be converted into a wine cellar. Direct, step-free access is provided through a concrete landing with drainage. Electrical wiring, plumbing and cables are readily accessible in several areas. Sonopan panels were added beneath the drywall in the office/bedroom. Electrical panels are clearly identified. A commercial-capacity air exchanger is installed. The central vacuum system serves the house.
FOUNDATION & EXTERIOR
French drains have been replaced and several clean-out access points added. A new foundation wall membrane has also been installed, and the exterior foundation parging has been redone.
A large four-season storage area is accessible from both inside and outside. The property also features a large patio, U-shaped driveway, extensive parking and a lightning protection system. Access to the septic system is facilitated for maintenance or replacement.
GARAGE
The garage has a poured-concrete foundation, a functional mechanic's pit, walls consisting of two rows of concrete blocks with insulation between them, a sink, hot and cold water and sewer connections.
WATER
Artesian well with filtration system and an exterior outlet allowing for a potential future connection to a complementary building.
